The homes are newer, the elevations are tall, and the builder handed over a slab and a fence line right where the design should have kept going. Most of our work here begins by giving that space a roof and a reason to be used after nine in the morning in July.
There is a particular expectation in this city now, set in part by PGA Frisco and the development stretching north along the tollway, that outdoor space should feel finished rather than merely functional. In Panther Creek and Newman Village that means covered rooms with masonry fireplaces and stained tongue and groove ceilings. In Phillips Creek Ranch and The Trails, where the lots are efficient, the win is usually a well proportioned cedar cover paired with stamped decking that pulls three leftover strips of yard into one room.
Because nearly all of Frisco was framed within the last two decades, the houses still have crisp, strong rooflines worth matching. We draw pitch and fascia depth directly off the existing structure so a new cover looks original to the home, which counts for more here than anywhere else we build, since a mismatched addition on a new build is visible from the curb.

We prepare elevations and a material list for that submittal as part of the design, which is generally the difference between a review that moves and one that stalls over a missing detail.

Do I need HOA approval for a patio cover in Frisco?

How long does permitting take in Frisco?
Plan on a couple of weeks for the city residential permit once complete drawings are in, with HOA review running in parallel. We start both at the same time so the two reviews overlap instead of stacking end to end.
Can you work with a small builder grade slab?
Yes. Most Frisco patios are sound but undersized. We either extend the existing slab with a doweled, joint matched pour or overlay and stamp the entire surface so the old and new sections read as a single floor.
