New construction in Celina means new fill and freshly disturbed soil that has not finished settling. We excavate and compact rather than pouring on builder grade, and where a yard was graded very recently we will sometimes recommend waiting a season before a large flatwork pour. It is never the answer anyone wants to hear, and it is the reason those slabs stay flat.

For structures, no. Footings go below the disturbed layer regardless. For large concrete flatwork on a freshly graded yard, sometimes yes, and we will tell you honestly which one you are looking at. Compaction testing and a deeper base can often solve it without waiting at all.
Can you coordinate with my builder or landscaper?
Yes, and the earlier we are involved the better it goes. Sequencing concrete ahead of sod and irrigation saves you paying for the same square footage twice, and we are used to working alongside trades that are already on site.
Does my Celina HOA need to approve this?
Light Farms, Mustang Lakes, and Cambridge Crossing all run architectural review, and their standards tend to be detailed because the communities are new. We prepare the submittal with elevations, materials, and colors so it has the best chance of clearing on the first pass.
